Commercial Water Damage

A leak in a commercial building rarely affects one room or one person. Restoration has to dry large spaces, keep records that owners, tenants and managers can all use, and let as much of the business keep running as possible.

Water damage in a commercial property creates two problems at once. There is the physical damage to ceilings, walls, flooring and inventory, and there is the effect on everyone who uses the building: employees, customers, residents, guests and tenants who had nothing to do with the leak. Working with managers, engineers and associations

Commercial jobs move faster when the chain of approval is settled on the first day. A property manager may authorize work in common areas while individual tenants or unit owners control their own spaces. A building engineer usually knows where shutoffs, risers and access panels are, and can help restoration crews plan around fire alarm systems, elevators and security.

For condo associations, the line between common elements and unit interiors often affects who approves which parts of the work. Getting that clear early prevents half-finished drying in one unit while another waits for a signature.

Documentation is part of the job

On a commercial loss, several people will ask what happened and what was done. Moisture logs by room or grid area, dated photos, lists of removed materials and equipment run times give everyone the same record. These logs also show when each area actually reached dry standard, which is what allows repairs to start without guessing.

Drying large spaces

Open-plan offices, big-box retail floors and warehouses hold a large volume of air, and conventional dehumidifiers can struggle to keep up. Desiccant dehumidifiers pull moisture using a drying material rather than cooling coils, and they are often used for large or enclosed areas and dense materials such as concrete. Air movers are positioned to push dry air across wet surfaces, and temporary containment walls can shrink the space being dried so equipment works more efficiently.

Ceiling cavities, wall assemblies with several layers of drywall, and slabs under carpet tile all need readings, not just the surfaces people can see.

Phased work to keep the doors open

Closing an entire building is rarely necessary. Crews can divide the work into zones, set up plastic containment with zippered doors, and route foot traffic around affected areas. Noisy extraction and demolition can be scheduled after hours, while quieter drying equipment runs in closed-off sections during the day.

For a smaller loss or standing water that needs to come out right away, emergency water removal covers the first hours. How a commercial water loss is usually handled
